The Area
North Saanich occupies the tip of the Saanich Peninsula, a low density, rural municipality that is also home to Victoria International Airport and the Swartz Bay ferry terminal.
Despite hosting both the region's airport and its main ferry link to the mainland and Gulf Islands, North Saanich has deliberately kept most of its land rural and low density, with acreages, farms and forested lots making up much of the municipality.
Deep Cove's small waterfront village and marina give North Saanich a quiet coastal centre, and the surrounding shoreline and Gulf Island views make the area popular with boaters. Swartz Bay's ferry terminal connects directly to Tsawwassen and the southern Gulf Islands.
Homes here tend toward larger, private acreages rather than dense subdivisions, and North Saanich's combination of rural character, marina access and proximity to both the airport and ferries appeals to buyers who want space without leaving Greater Victoria.
